According to new Zoocas data, buying a home in Toronto is affordable only for people in the top 10 percent income bracket, as houses in the city have a reference price of $873,100.

Toronto is the second most expensive Canadian city on the list. Vancouver buyers must be in the top 2.5% to buy a home, based on the city’s benchmark value of $1,441,000 as determined by the Canadian Real Estate Association and local real estate authorities.

The study calculated the minimum income required to qualify for a mortgage in the above 13 Census Metropolitan Areas (CMAs) across Canada. The calculation assumes a 20% down payment, a 3.75% mortgage rate and a 30-year payback period.
The results were then compared to Statistics Canada tax returns to determine which income bracket shoppers must join in order to make a purchase.
The results show that it’s not just house prices that are pushing buyers into these income brackets. Similar requirements also apply to flats and apartments.
According to the study, people in Vancouver and Toronto still need to have an income in the top 25% to see prices rise to $656,900 and $522,300, respectively.
How Much A $400,000 Mortgage Will Cost You
On the other hand, the study highlighted the cheapest place in Canada to buy a home: The Prairies.
It has been noted that for the top 75% of the income bracket, home ownership in Regina is feasible with a reference price of $275,900. Saskatoon and Winnipeg are close behind; The top 50% of people with the highest incomes can afford homes priced at $301,900 and $326,433, respectively.
